It really depends on what the market is doing at the time you want to rent your home. Currently (February 2022) there are not many rental options and the few that exist do not last long to be rented since a large number of applications are received from potential tenants.

However, we recommend that you be patient and not rush the process, even if it takes a little longer. Our agents are trained to find the ideal tenant for your property, no matter how long it takes. We are talking about someone who will both live on your property and take care of it as their own.

Having an empty building can be costly, yes, but having the wrong tenant is even worse.

To choose the right tenant, we have implemented a careful screening process that includes a thorough evaluation of their past rental records, national credit history, employment verification, and even criminal background checks. We do this for every adult tenant and we also check the property regularly.

We perform four types of inspections during the rental process.

  • We inspect vacant properties on a weekly or bi-weekly basis.
  • Once a suitable tenant has been found, we review the property before the tenants move in and prepare a detailed condition report.
  • Once the tenants have moved in, we do quarterly exterior checks. In addition, during the first few months, we contact the tenants to make sure everything is in order.
  • When the tenants leave the property, we perform another inspection and check the findings against our pre-move-in report.

If we find any damage, we will follow Florida landlord/tenant law and impose a claim on the security deposit agreed upon with the tenant.

The time it takes to process each payment depends on the type of payment preferred by the property owner. Bank transfers may take 3 to 5 business days, while credit card payments may take 2 to 3 business days. We will send you a message every time a new payment is being processed.

The frequency of payments will depend on what has been agreed with the tenant in the lease.
